The location was perfect for us as it was in-between Deer Valley and Park City. It was also so easy to get to Main Street for dinner and nightlife. Given that the house is on a slight hill, make sure to get a rental car with 4-wheel drive. Parking is easy as long as the car is not an oversized SUV. Where exactly is the rental home located? The home is in the Rossie Hill neighborhood, an elevated residential enclave immediately adjacent to Historic Old Town and Lower Deer Valley.
How many people does the rental home sleep? The home features 4 bedrooms and 4 bathrooms, accommodating up to 12 guests.
What is the check-in and check-out time? Standard check-in is typically 4:00 PM and check-out is 10:00 AM. This allows housekeeping teams to ensure the home is sanitized and prepared for the next guest.
How do I enter the property? The home uses Smart Home Technology with keyless entry. You will receive a digital code for the electronic locks prior to arrival.
What is the parking situation? Parking is very limited. A private attached one-car garage accommodates one mid-size SUV; oversized trucks or Suburbans will not fit. Due to snow plowing, overnight courtyard and street parking is prohibited in winter (Nov 1 – Apr 30). The town's China Bridge parking garage may offer overflow parking. Consider skipping a personal car and utilize the town's free shuttle system.
Who handles snow removal? The HOA property management ensures the private driveway and walkway are cleared after major storms, typically before 8:00 AM.
Is there a minimum age to rent the home? Yes, the primary renter must be at least 25 years old and must be present for the entire stay.
Are pets or smoking allowed? No. This is a pet-free and smoke-free/vape-free property. Violations result in forfeiture of the security deposit.
Does the home have a gas fireplace? Yes, a new clean-burning gas-log fireplace with a remote-control thermostat is located in the main living area.
Is there air conditioning? Yes, the townhome features central A/C, which is a premium feature in Park City for summer guests.
Are there quiet hours? Yes. Because this is a quiet residential area, quiet hours are strictly enforced from 9:00 PM to 8:00 AM.
What is the cancellation policy? There is generally an initial 24-hour grace period for some bookings, but beyond that, specific terms are outlined in the Vacation Rental Agreement (VRA) sent after booking. Policies vary depending on how far in advance you cancel. Generally, cancellations made 60+ days prior to arrival may receive a partial refund (minus a service fee), while late cancellations may result in forfeiture of the deposit. This home is listed on several short-term rental sites, so check specific site terms before you book.
Can I request an early check-in or late check-out? Yes, though it is subject to availability and cannot be guaranteed until shortly before your arrival. Fees may apply during peak seasons.
Are linens and towels provided? Yes, luxury linens, duvet covers, and plenty of extra pillows and blankets are provided. Separate towels are provided for the hot tub.
Is there a hot tub? Yes, there is a private outdoor jacuzzi on the patio overlooking a secluded wooded hillside. The hot tub is professionally serviced between stays to ensure cleanliness.
What is the "favorable altitude" mentioned? Lower Deer Valley is at a slightly lower elevation than the upper mountain peaks, making it easier for "flat-landers" to adjust and sleep better helping to avoid side effects from altitude sickness.
How do I handle the high altitude? Park City is at 7,000+ feet. Drink twice as much water as usual, limit alcohol for the first 24 hours, and wear sunscreen (the sun is stronger at high elevations).
How is the home's Wi-Fi? The home offers complimentary high-speed Wi-Fi capable of supporting multiple devices for streaming or remote work.
Do the rooms have TVs? Smart TVs are installed in the living room and all bedrooms. Hi-speed wi-fi is available for streaming your favorite programs.

For guest arrival, our property management company typically includes a starter kit of paper towels, toilet paper, dish soap, trash bags, and basic toiletries. You should plan to restock these for longer stays. If there's something specific you're interested in, please double check directly with the property management company at time of booking.
Is the kitchen fully equipped? Yes, the kitchen comes fully equipped with a sleek & spacious refrigerator, high-performance gas stove and gas oven, and a convenient microwave for quick bites. You’ll find a premium coffee maker and precision toaster to perfect your mornings, along with a curated suite of chef-ready cookware—including sturdy pots, pans, and polished utensils—providing everything you need for an effortless culinary experience. Who do I call if something breaks? Property management maintenance teams are available 24/7 for emergencies (like a burst pipe or heater failure). For non-emergencies, you can submit a request via the guest portal.
Can I have packages delivered to the house? It is not recommended to ship via USPS as our vacation rental does not have a deliverable USPS postal address nor mail box. Use FedEx or UPS, or a local shipping locker for guaranteed delivery. Not responsible for mis-routed or lost deliveries.

How far is the main airport? Salt Lake City International Airport (SLC) is a convenient 35–45 minute drive from Park City. A smaller general aviation airport is also located in nearby Heber City.
How far is the walk to Main Street? It is a scenic 8–10 minute walk down hillside streets or "Shorty’s Stairs" to reach the shops and dining of Historic Main Street.
What is the "Main Street" experience? Historic Main Street is the heart of town, filled with world-class dining, art galleries, and the famous No Name Saloon.
What is the "Main Street Trolley"? A free, charming trolley that runs up and down Main Street—perfect for kids or when you don't want to walk the incline.

What are the area's two main ski resorts? Park City Mountain (which includes Canyons Village) and Deer Valley Resort. Note: Deer Valley is for skiers only (no snowboarding).
Should I book ski lessons in advance? Yes, especially during Christmas, major events (i.e. Sundance), and Spring Break. Lessons and rentals often sell out weeks in advance. Visit our Ski School page for more info.
For downhill snow skiing, what is the best time of the year to to visit? Thanks to modern snowmaking systems, exceptional snow conditions are available throughout the entire ski season which typically runs from mid-November to mid-April, though exact dates vary yearly with snowfall. This offers roughly five months of skiing, but is entirely based on prevailing weather conditions. Core high-season typically runs from mid-December through mid-April, with peak conditions and crowds in all of February, and great spring skiing in March and early April. If snow skiing is not your primary goal, than anytime of year is a great time to visit.
Are there things to do if I don't ski? Absolutely. Popular winter activities include dog sledding, snowshoeing, the Utah Olympic Park bobsled, and shopping on Historic Main Street. See our Things to Do page for further suggestions.
Where is the best place for après-ski? Check out our Après-Ski page. The High West Saloon (world’s only ski-in/ski-out distillery) and the Canyons Village Forum for live music are top picks. Many many other options abound depending on timing and mood.
What is there to do in the summer? Summer is a "local's favorite" season, featuring mountain biking, hiking, the Alpine Slide, outdoor concerts at Deer Valley, and fly fishing. The summer mountain air temperatures (especially at night) can often be 20-30 degrees below those found down in the Salt Lake City valley.
What are the best summer activities? Hiking, mountain biking, the Alpine Coaster, and outdoor concerts at Deer Valley’s Snow Park Outdoor Amphitheater. We have a Summer page with additional ideas.
Where can I play Pickleball? Public courts are available at the PC MARC and Basin Recreation, with specific "odd/even" day rules for pickleball vs. tennis. Check our Things to Do page.
Where is the nearest grocery store? The Market at Park City (on Snow Creek Dr) is a local favorite. Delivery via Instacart is also widely available. Whole Foods also delivers. Our Area Info Provisions page may be helpful.
Are there grocery delivery services? Yes, services like Instacart and local "grocery stocking" companies can have your fridge filled before you even arrive.
What concierge services are available? Guests can arrange optional grocery delivery, private chefs, ski equipment delivery, baby gear rentals, and even mid-stay cleanings through the property management's concierge team.
Can I see wildlife at the home? Yes, the property backs up to preserved open space where guests frequently spot deer, moose, foxes, and wild turkeys.
What is "Mud Season"? Locals call early spring (April/May) "Mud Season." While quieter, it is a great time for "spring cleaning" deals and refreshing hikes, though some trails may be damp.
Is there a hospital nearby? Yes, the Intermountain Park City Hospital is a nationally recognized facility located nearby at Quinn's Junction.

What should I pack? Layers. A variety of layers. Even in summer, mountain evenings get chilly. In winter, moisture-wicking base layers are more important than a heavy fashion coat.
